Booking Terms and Conditions

By accepting our offer and confirming our booking the guest accept following terms and conditions.





Reservation & Deposit

A booking is only considered confirmed upon receipt of a deposit (Caparra Confirmatoria) amounting to up to 30% of the total stay or the requested amount in our correspondence. The remaining balance is due during your stay and can be made via Bank transfer or in cash.



Cancellation Policy

We understand that plans can change. However, as a small independent property, cancellations affect us significantly.

  • Free cancellation up to 30 days before arrival: The deposit paid will be credited toward a future stay.
  • Cancellation 29 to 15 days before arrival: 50% of the total booking price will be charged.
  • Cancellation 14 to 0 days before arrival: 100% of the total booking price will be charged.


    • In the event of a no-show or changes to the booking (lower number of persons, earlier departure dates, etc.), the total price of the stay as agreed upon at the time of booking will be charged. We highly recommend purchasing travel cancellation insurance.



    Tourist Tax

    A local tourist tax (Imposta di Soggiorno) of €2.70 per person, per night applies to all guests over the age of 14. This tax is not included in the booking price and must be paid additionally on site.

    Check In / Check Out

  • Check-in: From 02:00 PM. Please notify us in advance if you plan to arrive later. We are more than happy to accomodate to your schedule.
  • Check-out: Latest by 09:30 AM on the day of departure.



    • House Rules & Liability

  • Smoking: In the Apartment itself it is strictly prohibited to smoke. We kindly ask to smoke outside or in designated areas.
  • Pets: Pets are not allowed. We do not accept any kind of pets.
  • Damage: Guests are responsible for any damages caused to the apartment, its inventory, or the building during their stay. Please report any breakages immediately so we can resolve them.
  • Loss: Management is not responsible for the loss of valuables belonging to guests.
  • Occupancy: The apartment may only be occupied by the number of persons stated in the booking confirmation. Other Friends or family members, not stated in the booking are not allowed to access the premises.
  • night quiet: After 22PM we kindly ask to keep loud noises to a minimum since other people live in the house too.



    • Jurisdiction

    These terms are governed by Italian law. The place of jurisdiction for any disputes is Bolzano (Bozen), Italy.
